The neighborhood is characterized by a fragmented building structure, defined by freestanding individual houses of varying scale and by green open spaces. The new multi-family house with eight units and an underground garage is integrated into the row of houses and the rising topography. The volume is shaped by its folded end facades, which are capped by a broad, sloping roof. The floor plan responds to the geometries of the surrounding development and ensures the continuation of green space in the exterior.
The hybrid construction system remains visible throughout the building. Concrete, masonry, and timber share the structural load and convey their respective qualities within the interior.
The façade construction, the roof incisions, and their exterior walls and roofs are executed in timber construction and articulated by vertical pilaster strips. These solid supports, up to 14 meters high, carry the finely detailed, gently inclined façade panels, which are alternately set between the pilasters at different heights. The result is a shingle-like composition, in which the glazing is inserted. The varying geometries of the façade elements shift in tone and expression with the course of the sun, appearing at times muted and restrained, at others deep and self-assured.
The interior finish complements the raw structure with warm, exposed-quality materials.
The outstanding overall energy balance is achieved through a geothermal probe, heat pump, a matte, fully roof-integrated photovoltaic system, and a ventilation system seamlessly integrated into the ceiling connections by the electrician.
The project Limmat 329 achieves an exceptionally high standard even in rental housing, offering warmth and atmosphere — without forgoing the patina that naturally develops over time.
